Kearny Real Estate Company has had a long standing equity funding relationship with Morgan Stanley. Since 1993, the Morgan Stanley Real Estate Funds ("MSREF") have provided $270 million of equity from each of its five opportunity funds. Building upon the success of previous ventures, in 2005 the two firms expanded the platform with a new $100 million Southern California core industrial program.

In addition to building upon existing relationships, Kearny has endeavored to expand its equity relationships. Beginning in 2004, the firm successfully ventured with Pacific Coast Capital Partners to invest in three new development projects, and the Hawthorne Airport was capitalized with internal funds and "friends and family" investors. By matching the needs of capital providers with new opportunities identified by Kearny professionals, the firm continues to successfully expand its equity relationships and presence in Southern California.

Kearny continues to invest in, manage and develop a variety of real estate projects with partners. These include land development, build-to-suit projects and redevelopment of existing office and industrial projects. The partners of Kearny also co-invest their own capital alongside the financial partners assuring that partners' interests are aligned.

Kearny prides itself on providing institutional quality service to its partners and lenders. We maintain the highest level of operating, accounting and reporting systems so that we can be responsive to the needs of our partners. In addition, we maintain an on-going dialogue with our partners, welcoming and valuing their input, ideas, and expertise.

Kearny has strong lender relationships with many local, regional and national banks, as well as institutional and conduit lenders. Kearny leverages its real estate investments by matching the specific real estate requirement with the appropriate capital structure. By establishing long-term relationships with dozens of lenders, Kearny has developed the ability to execute the placement of traditional project financing as well as more complex construction and land development financings.

Kearny enhances property values by providing detailed, hands-on service to the tenants within its portfolio. Kearny's in-house management team focuses intensely on providing each tenant with the best possible working environment. Whether it requires adjusting operating hours, creating conference facilities, or changing parking procedures, Kearny takes action when it comes to satisfying tenant needs.
