In August 2010, a partnership of Kearny and TriGate Capital, acquired a this vacant 74,000 sf R&D Building in Carmel Mountain Ranch area in San Diego County.

The acquisition, was a short sale purchased at 68% of the loan balance and allowed the borrower to alleviate a personal guarantee. Kearny has embarked on a $1.8 million renovation for fa├žade enhancements, parking lot improvements, and landscaping upgrade to increase curb appeal, and future tenant improvements to renovate the property and reposition it to Class A standards.
