Ocean View Hills Corporate Center
On behalf of Prime Property Fund, Kearny asset and property manages Ocean View Hills Corporate Center, a state-of-the-art industrial park comprised of six buildings totaling 665,572 sf. The project is located in the Otay Mesa submarket of San Diego. Kearny obtained the assignment based on the company’s credentials as an entrepreneurial management company and institutional quality partner, and its expertise in the Otay Mesa market, where Kearny owns the Otay Mesa Industrial portfolio and Otay Crossings Commerce Park.
Kearny assumed asset management and day-to-day property management and property accounting services for Ocean View Hills Corporate Center in March 2009. A more detailed description of the services is as follows:
Asset Management: Kearny is responsible for managing marketing efforts for the property, responding to all RFP’s, and negotiating all leases. Kearny has taken an aggressive approach to leasing the property which was 26% occupied with approximately 490,000 square feet available upon taking over the assignment. Kearny’s efforts brought occupancy up to 95% in January 2014.
Property Management: Kearny’s experienced team of property managers handle all day-to-day management responsibilities, including tenant relations, vendor management, and emergency response.
Property Accounting: Kearny provides customized institutional level reporting on a monthly basis through MRI accounting software via its experienced property management team.
Construction Management: From bidding through completion, Kearny is responsible for managing all construction projects associated with the property, ranging from tenant improvements to general capital improvement projects.
