With a combination of physical enhancements, aggressive marketing and good timing, Kearny transformed this vacant, office building into a Class A 100% leased office building.

1700 Walnut is a six-story 118,000 square foot office building conveniently located off Sepulveda Boulevard in El Segundo, within very close proximity to Los Angeles International Airport and both the Century (I-105) and San Diego Freeways (I- 405.)

1700 Walnut’s impressive tenant roster included Boeing and Aon Corporation. Beyond the business amenities, 1700 Walnut is located near several highly desirable Southern California Westside communities including Manhattan Beach, Marina del Rey, Hermosa Beach, and Palos Verdes. The efficient 20,000 square foot floor-plates offer functional layouts and excellent views to both large and small office users. The convenient, ample adjacent parking structure complements the building.

Kearny recognized the unrealized potential of the building and purchased it unoccupied for $13.9 million in 1997. Kearny immediately embarked on a $4 million rehabilitation and re-tenanting program to enhance lobbies, corridors, restrooms and elevator cabs. Kearny also instituted operational changes including adding sophisticated building and parking management teams. While making the physical and operational changes, Kearny aggressively marketed the project and achieved 100% occupancy within a two-year period.

Kearny sold the property to Embarcadero Capital Partners in May 2005 and continued to provide property management for them until they sold it.
