Emerald Plaza

Kearny purchased Emerald Plaza, the jewel of San Diego in December 2016.  Built in 1992, Emerald Plaza is a 30 story Class A office tower encompassing 373,795 sf and located in the “west side” Downtown San Diego market.  Considered to be one of the most iconic buildings in the San Diego skyline, Kearny was attracted to Emerald’s existing mixed use environment and its prominent downtown location.  In addition to offering multiple shared amenities with the Westin Hotel, Emerald Plaza benefits from its proximity to multipe courthouses including the new $555mm State Courthouse.  Emerald Plaza was 70% leased at closing and was part of the Downtown Class A office market which had a vacancy below 10%.  Kearny has embark on a multi-million dollar capital improvement program which will include a complete refresh to the lobby, elevator cabs and the common areas on individual floors.  Additionally, marketing efforts will be focused on re-introducing the Emerald Plaza brand to the market and offering multiple suite options.
