The Southern California Development Forum named Pasadena Corporate Park its 2000 Grand Prize Winner. The project was recognized for its unique approach to renovation and adaptive reuse of existing buildings.
In December 1999, Kearny purchased what was originally known as the Xerox facility. The 40-year old facility suffered from an obsolete design and years of decay, but had the attributes and setting to be redeveloped as a class A suburban office campus. Its 265,258 sf allowed for a full-scale redevelopment.
The redevelopment plan included stripping the original structure down to the steel frame and developing a new curtain wall system as well as creating new mechanical, electrical, plumbing and HVAC systems. In addition, the new design created opportunities to create prominent new entrance lobbies with exterior canopies while increasing the square footage.
Construction of Phase I was completed in October 2000 and fully leased upon opening to Pasadena based IndyMac Bank. Phase II, including a 453 stall parking structure, was completd in June 2002. Tetra Tech, a Pasadena based engineering/consulting firm, and IndyMac leased 100% of Phase II. Phase III, a 5,200 sf retail out-parcel, was completed in November 2003 and 100% leased to P.F. Chang's (Pei Wei Restaurant) and Nextel.
The successful execution of the redevelopment and leasing strategy enabled Kearny to sell Pasadena Corporate Park in December 2003 for a significant profit. In addition, evidencing Kearny's strong relationship with our tenants, IndyMac, the new owner and the project's largest tenant, has retained Kearny as property manager.
