As co-developers with Lankford and Associates, Kearny Real Estate Company competed for and won two separate build-to-suit assignments for Nokia Mobile Phones totaling 325,000 square feet. The buildings are part of Kearny's
Scripps Northridge Corporate Center
located in San Diego, California.
The Nokia Product Creation Center is a three-story, Class "A", 190,000 square foot research and development facility and was developed for $34 million. The Nokia Regional Office, which followed approximately one year later, is a three-story 135,000 Class "A" office building developed for $29 million. Construction on the Products Creation Center broke ground almost immediately after general infrastructure improvements for the 120 acre Sripps Northridge Center began and was completed in November 1999. The Nokia Regional Office was completed in September 2000.
Both buildings are steel frame construction and have a state of the art design that fully integrates technology. This technology includes fiber optics, cabling systems and emergency back-up power. Amenities include an exterior amphitheater, fitness facility, outdoor volleyball, basketball and tennis courts. Exterior finishes include bands of pre-cast and glass that include vertical entrance elements of rheinzinc. The interior includes a dramatic two story lobby and a dining area with a full service kitchen and outdoor seating.
Kearny worked closely with our co-developer as the initial parcel map and site plan required significant reconfiguration to meet Nokia's requirements. An additional challenge for the development team was Nokia's requirement to be in and operating within a ten month period. The development team worked with the City of San Diego and contractors to build the facility on a fast track schedule. Having completed the projects on time and budget, the buildings have quickly become a landmark in the San Diego market.
The Nokia Product Creation Center and the regional office were sold to long-term investors for San Diego County record prices of $231 and $249 psf respectively.
