Kearny purchased 16.5 acres consisting of several non-contiguous parcels throughout Huntington Beach, as part of the $300 million Chevron Land portfolio acquisition in 1996. Although the properties posed environmental risks and did not have entitlements, Kearny used its expertise to remediate extensive soil contamination, abandon and cap several oil wells, and process entitlements to make the properties available for sale or development. Kearny sold approximately 12 acres to developers and users and earned in excess of $4 million.

On the four remaining acres, Kearny, with a team of architects, engineers and consultants processed the approvals for the development of Seacliff Business Center, a seven building, 58,186 square foot industrial park. Building sizes, which are on separate fee parcels, range from 5,452 to 10,980 sf. Construction commenced in January 2003 and was completed in September. All seven buildings sold immediately after completion evidencing the strong demand for the project.
